From the maintenance point of view, Mechanical Seals are more economical and beneficial than soft packings. Though the initial cost of a Mechanical Seal is high as compared to soft packings. However the power consumed, maintenance and downtime spent in renewing or tightening the soft packing overweighs the cost of Mechanical Seals,which works unattended for a long time.From Ecological point of view also, Mechanical Seals are more useful because of the absence of visible leakage, as it is clean and hazard free.
Today Mechanical Seals are in demand to seal difficult fluids like acids, strong alkalis and fluids at higher pressure and temperature. There are few factors which counts while selecting a Mechanical Seals, these are:

     1) Inaccuracy in fitting and installation.
2) Plant mal-operation and plant upset.
3) Non integrated secondary seal.
4) Characteristics of liquid handled.
5) Incorrect seal selection and material of construction.
6) Vibration and instability of the equipment.

MEDIUM

Material selected for making seal parts of components must be corrosion resistant or compatible with fluid being handled. Particular materials are used to get the right combinations with acids, alkalis and oils etc. to tackle corrosion and chemical reactions.

PRESSURE

When Mechanical seals are used, Pressure remains one of the most important factor because of the limitations of certain type of seals which can not be used at high pressure to avoid leakage.
For low pressure operations unbalanced seals can be used which can bear up to 10 BAR. But when the pressure is more than 10 BAR, balanced seals are recommended. Balanced seals can also be used in place of, low pressure bearing, unbalanced seals and it will give a better performance due to reduced face loading.

TEMPERATURE

Temperature is one of the most important factors, on which the stability of seals largely depends. To avoid excessive heating, a thin lubricating film is essential between the seal faces. The amount of heat generated depends on the face contact and the pressure related to stuffing box. Thus thermal properties of the seal ring material also play an important role.

SPEED

Speed is the most difficult factor to handle. As speed gets higher, the chances of mechanical seal running dry increases.
To avoid this, flush is recommended, which provides a thin lubricating film between the two seal faces. So that faces gets cool.

PRESSURE VELOCITY(PV)FACTOR

The pressure- velocity (PV) value largely determines the stability of material combinations for the seal faces, and specifically the amount of heat generated at the face. It also follows that (for given rotational speeds), an increase in shaft diameter automatically implies an increase in PV since.

PV= Pressure x 3.14(pie) x seal dia .x rotational speed
Units: bar m/sec = bar x 3.14(pie) x mm x rev/sec.

To reduce the working PV value, balanced seals should be used, because it reduces the effective
value of P.

SEAL ARRANGEMENT

Mechanical seals are arranged in different ways as per the API Plan. Single Seals can be mounted internally, externally or internally mounted with rotating counter ring.. They can be either balanced, unbalanced, with or without circulation or flushing of seal faces, with or without throttle bushes.
As for Double Mechanical seals, either one of the seals can be unbalanced or balanced on its own or both together. It can be arranged in back to back, face to face, or tandem arrangement.
